Why does Austin have foundation problems? +

Austin sits on clay soil that expands and contracts with moisture changes. When it rains a lot, clay swells. During dry spells, it shrinks. This movement causes foundations to settle unevenly.

Tree roots can also pull moisture from soil, causing subsidence (settling). Most Austin homes will see some settling - the question is whether it's minor (acceptable) or major (needs repair).

What's the difference between pier and beam vs. slab foundation? +

Pier and Beam: Built on posts/piers with wooden beams. Typically in older Austin homes (pre-1980s). Easier to repair but settles more noticeably.

Slab: Concrete poured directly on ground. Newer homes use this. When slab fails, it's more involved to repair (requires lifting or slab replacement).

Pier and beam problems are usually easier/cheaper to fix. Slab issues cost more because there's no access underneath.
